Phase I Desktop Study & Records Review

  • Historical property‐use research, aerial photo review, environmental records database search (federal, state and local)
  • Identification of Recognized Environmental Conditions (RECs) and adjacent property risks
  • Interviews with site owners, managers and tenants to uncover past operations that may pose liability

Site Reconnaissance & Walk‑Through

  • Visual inspection of site features: storage tanks, chemical handling areas, drums, piping, leaks, staining, distressed vegetation
  • On‑foot examination of current site conditions and infrastructure to align with desktop findings

Report Preparation & Liability Analysis

  • Delivery of a full Phase I ESA report compliant with ASTM E1527/AAA standards detailing findings, RECs, historical usage, and professional opinion
