Phase I Desktop Study & Records Review
- Historical property‐use research, aerial photo review, environmental records database search (federal, state and local)
- Identification of Recognized Environmental Conditions (RECs) and adjacent property risks
- Interviews with site owners, managers and tenants to uncover past operations that may pose liability
Site Reconnaissance & Walk‑Through
- Visual inspection of site features: storage tanks, chemical handling areas, drums, piping, leaks, staining, distressed vegetation
- On‑foot examination of current site conditions and infrastructure to align with desktop findings
Report Preparation & Liability Analysis
- Delivery of a full Phase I ESA report compliant with ASTM E1527/AAA standards detailing findings, RECs, historical usage, and professional opinion
- If the Phase I reveals potential contamination, we are equipped to proceed with a Phase II ESA, including subsurface sampling, soil/groundwater testing, and air/vapor intrusion screening.
